Teton Valley Realty ("we," "us," or "our") is a real estate brokerage in Driggs, Idaho. This policy explains what information we collect when you use tetonvalleyrealty.com (the "site"), how we use it, who we share it with, and the choices you have.

Information we collect

Information you give us

Showing requests and listing inquiries. Your name, email address, phone number, the listing you are asking about, and any message or details you add.
Instant Value requests. Your contact details and the address and details of the property you would like valued.
Contact, buyer, seller and community forms. These forms are provided by Paperform and collect what you enter, such as your name, email address, phone number, and what you are looking for.
Newsletter sign-ups. Your name and email address.
Member accounts. When you register, we collect your name, email address, the other details on the registration form, and a password, which is stored in a scrambled (hashed) form we cannot read. When you send a showing request or inquiry, we may create a member account for you with the same details so you can save listings and searches.
Saved searches, saved lists and email alerts. The searches and listings you save, the lists you create, and how often you want listing alerts.
Emails and calls. If you contact us directly, we keep your message and our reply.

Information collected automatically

Like most websites, our servers and service providers automatically record basic technical information when you visit, such as your IP address, browser and device type, the pages you view, the page that sent you to us, and the date and time of your visit. We also use cookies and similar technologies, described below.

How we use your information

To respond to your requests, arrange showings, and answer your questions.
To assign your inquiry or new account to one of our agents, who may contact you by email or phone about your request.
To run your member account, saved searches and saved lists, and to send the listing alerts you sign up for.
To send our newsletter if you sign up for it.
To prepare the home value and market information you ask for.
To protect the site and our forms from spam, fraud and abuse.
To understand how the site is used and to improve it and our advertising.
To meet our legal, licensing and record-keeping obligations.

How we share your information

We do not sell your personal information, and we do not share it with other companies for their own marketing. We share it only as described here:

Our agents and staff. Teton Valley Realty agents and staff see the information they need to help you. When you ask about a listing, your request goes to our office and to the agent assigned to help you, which may be the listing agent when the property is one of our listings.
Service providers that run parts of the site for us and may use your information only to provide their services. These include our website hosting provider; email delivery services that send form notifications and listing alerts; Paperform, which provides some of our forms; our newsletter email service; Cloudflare, which provides our Turnstile spam check and may provide security and performance services for the site; Akismet, which screens form messages for spam; map providers such as OpenStreetMap and Esri, which supply map and satellite images; the MLS data service that supplies listing information and photos; and video services such as YouTube and SproutVideo for videos shown on the site.
Analytics and advertising partners such as Google, as described under Cookies below.
Others involved in your real estate transaction, such as a cooperating broker, lender or title company, when you ask us to or when it is needed to complete your transaction.
Legal reasons. When the law requires it, such as in response to a subpoena or court order, or when needed to protect the rights, property or safety of our clients, our company or others.
Business changes. If our business is sold or merged, your information may transfer to the new owner, who must continue to protect it as described in this policy.

Cookies and similar technologies

Cookies are small text files that a website stores in your browser. We use:

Essential cookies that make the site work, such as keeping you signed in to your member account, protecting our forms from forged submissions, and remembering that you closed our cookie notice.
Spam protection. Cloudflare Turnstile checks that form submissions come from a real person. To do this it may set cookies or read information about your browser.
Analytics and advertising. We use Google Tag Manager and Google Ads, and we may use Google Analytics and similar tools, to understand how visitors use the site and to measure and improve our advertising. These tools may set cookies and collect information such as your IP address, device, the pages you view, and the ads you click. Embedded content. Videos and other content from outside services, such as YouTube, may set their own cookies when they load or when you play them.

Your cookie choices

Most browsers let you block or delete cookies in their settings. If you block essential cookies, signing in and some forms may not work. You can turn off personalized Google ads in My Ad Center, and you can opt out of Google Analytics with the Google Analytics opt-out browser add-on.

Listing alerts and newsletters

You can stop a listing alert at any time with the unsubscribe link in any alert email, or by signing in and changing the alert setting on your saved search. You can unsubscribe from our newsletter with the link in any newsletter email. Even if you unsubscribe, we may still email you about a request you have made.

Listing information

Listings on this site come from the Teton Board of REALTORS® and Snake River Regional Multiple Listing Service through their IDX programs. Listing information is deemed reliable but not guaranteed. See our Terms of Use for the full listing data disclaimer.

How long we keep information

We keep personal information for as long as we need it for the purposes in this policy, for as long as you have a member account, and as long as needed to meet our legal, licensing, tax and record-keeping requirements. When we no longer need it, we delete it or keep it in a form that no longer identifies you.

Your choices and requests

You can update your account details and saved searches by signing in. To ask for a copy of the personal information we hold about you, or to have it corrected or deleted, email us at [email protected]. We may need to confirm your identity first, and we may keep some information when the law or our record-keeping obligations require it.

How we protect information

We use reasonable safeguards, such as encrypted (HTTPS) connections, hashed passwords, and limiting access to the people and providers who need it. No website or email is completely secure, so please do not send sensitive information, such as Social Security or bank account numbers, through our forms or by email.

Children

This site is meant for adults. We do not knowingly collect personal information from children under 13. If you believe a child has given us personal information, contact us and we will delete it.

Links to other websites

Our site links to other websites, such as social media pages, community resources and partner services. We are not responsible for their content or privacy practices, so please read their policies before giving them your information.

Changes to this policy

We may update this policy from time to time. When we do, we will post the new version on this page and update the effective date at the top. Changes take effect when they are posted.
