July finally saw some sunshine in the Rocky Mountains! As with this warming trend in the weather, the market followed suit. 

RESIDENTIAL:

As for homes in the Teton Valley Area (including Driggs, Victor, and Tetonia, Idaho as well as Alta, Wyoming), there were 19 July sales. The average list price was $507,149 and the average sales price was $491,677. There are currently 47 pending sales and 156 active listings in any price point. 

Jackson Hole, Wyoming, (including Hoback and outlying areas), Wilson, and Teton Village Residential currently has 281 Active listings/ 65 Pending Sales / 50 Sales with an average list price of $1,700,500 and average sales price of $1,358,535

LAND:

Following in the footsteps of the residential sector of the market, land sales have also been busy. Teton County, Idaho saw the lion's share of transactions, but not dollars when compared to Jackson. 

Teton Valley (which also includes Alta, Wyoming, Driggs, Victor, and Tetonia, Idaho) currently has 472 active listings / 36 pending listings / 30 sales in July. The average list price was $162,782.50 with an average sales price of $151,370

Jackson Hole, Wilson, and Teton Village, Wyoming have 106 active listings / 17 pending sales / 7 sales in July. The average list price was $1,656,250 with an average sales price of $1,526,666
